Future Move-In Ready Subdivision -Chaparral & Dobson Roads
This future master-planned housing development will provide new homeownership and rentals for Salt River Pima-Maricopa Indian Community Members in one of the Community’s most requested locations.
Located at the northwest corner of Chaparral Road and Dobson Road, just east of Scottsdale Community College (SCC), the subdivision was approved by Council on December 11, 2025, and is targeting Fall 2026 for the start of construction.
Move-In-Ready Homes – Fully constructed, turnkey homes available for purchase, offering a streamlined path to homeownership.
The development will include:
- 82 single-family homes for sale to Community Members
- Multifamily/townhome, market-rate rental units for Community Members. These units will be constructed in a future phase and will not be part of the initial home release.
- Outdoor common areas, including picnic ramadas, grass areas, and walking trails
- Designated areas for future playgrounds and sport courts
Three thoughtfully designed home styles are currently in development to meet a range of household sizes and price points:
Entry Level Homes
- 34 units
- 3 bedrooms / 2 bathrooms
- Approximately 1,100–1,200 square feet of livable space
- 1-car carport
- Minimum lot size: 50’ x 79’
Intermediate Homes
- 24 units
- 3 bedrooms / 2 bathrooms
- Approximately 1,300–1,500 square feet of livable space
- 2-car carport
- Minimum lot size: 103’ x 71’
Prime Homes
- 24 units
- 4 bedrooms / 2 bathrooms
- Approximately 1,600–1,800 square feet of livable space

Subdivision Naming Contest
Contest Dates: February 20 – March 20, 2026
Deadline: March 20 at 11:59 p.m. (AZ Time)
We’re looking for a name that reflects our deep connection to water, soil, and the crops that have sustained us for generations.
Eligibility
- Enrolled Community Members
- Ages 16 and older
- One entry per Community Member
How to Enter & Incentives
- Submit up to four subdivision names
- First 200 entrants receive two tickets to Roadhouse Cinemas
- Form remains open beyond 200 submissions for grand prize eligibility.
Selection Process & Grand Prize:
- A group of five (5) Community Members will review all submissions
- One subdivision name will be selected
- The entrant who submitted the selected name will receive the grand prize: a movie-viewing at Roadhouse Cinemas for up to 20 guests
- Winners will be notified via email with instructions for ticket pickup
All name submissions must be received by March 20, 2026 at 11:59 p.m. (Arizona Time). Entries received after this deadline will not be considered.

When will the houses be ready for move-in?
A full construction schedule is still being developed. Site infrastructure work—including water, sewer, storm drainage, roadways, electrical, fiber optic, and landscaping—will take place first. Home construction will begin after site infrastructure is completed. Updates will be posted as they become available.
How much will the houses cost?
